With a phase map. Before we start a job, we build one, which is a color coded aerial image of your property showing exactly which section gets done on which day. Because a working lot almost never has 24 hours to spare for sealer to go down and cure, we break the whole thing into phases so pedestrian and vehicle traffic can keep flowing around us. The hardest cases are drive thru restaurants with only one parking lot entrance, the typical Taco Bell or McDonald's layout, and we plan the sequence so the drive thru stays usable. When the crew arrives, the first thing we do is cone off and close down only the section we are working that day. Nothing else on the lot stops. Once that section is cleared of cars and people, the real work starts. This is the part that lets us do commercial parking lot sealcoating on a lot that has customers pulling in all day.
We clear it, prep it hard, seal it, and reopen it once it has cured. The prep is where most of the effort goes. The crew runs steel brooms and heavy duty blowers to pull off every bit of sand, weeds, leaves, mud, and mold, because sealer only bonds to clean asphalt and anything left behind becomes a weak spot. While that is happening, the sealcoat is agitating in the tank the entire time so the sand, water, and additive stay evenly mixed and the sand never settles to the bottom. Then comes the cut in. We pour a thick bead of sealer along the edges, the curbs, sidewalks, and car stops, and brush it in by hand with squeegees and cut in brushes so we get clean lines and nothing bleeds where it should not. After the edges are done, we switch to a spray tip and lay the first coat, let it flash and cure, then spray the whole section again for a second coat.
Cones, clear signage, and a spray route that always leaves your open sections reachable. Only the active phase is closed, so the rest of your lot and your entrances stay in use. When we spray, we start at the area farthest from the exit and work backward toward it, so no one on the crew ever has to walk or drive across fresh sealer, and we essentially spray ourselves out of the section. Once a phase has cured, our striper comes through and repaints that same section so it reopens fully marked, not as a blank black rectangle. The one thing we cannot control is the public, and honestly it is our biggest headache. People move cones and drive through wet sealer the moment we pull away, so the closures and parking lot striping are there to protect the work as much as to guide traffic. Once a phase is fully cured and striped, we open it back up and move our cones to the next section, so the closed area is always shifting and it is never the whole lot at once.
