Bel Air Plaza
Bel Air Plaza is a Daytona Beach shopping center with anchor retail tenants including Marshalls, Ross, and Publix. The scope on this project covered sealcoating, asphalt repairs, parking lot striping, signage, and car stop installation. Multi-tenant retail plazas like this one are a particular kind of challenge because the parking lot has to keep working for every tenant simultaneously. Grocery customers, discount retail shoppers, and the staff for half a dozen smaller businesses all share the same lot, and none of them can have their entrance blocked off for long. We phased the work tenant by tenant so the plaza stayed open throughout.
Cheddar's Scratch Kitchen on West International Speedway Boulevard
Cheddar's at 1770 W International Speedway Boulevard sits on one of Daytona's busiest commercial corridors. Restaurant parking lots run on tight cycles: the lunch rush, the dinner rush, and the post-event traffic when something is going on at the Speedway or downtown. The lot has to look professional when guests pull in and it has to stay open when the doors are open. We worked around the service windows and kept the project moving without taking the restaurant offline.
Sam's Club on Cornerstone Boulevard
Sam's Club at 1175 Cornerstone Boulevard anchors the Cornerstone retail area near the LPGA Boulevard exit. Warehouse club parking lots are a different animal than a strip plaza. The traffic is heavy on the weekends, members tend to fill their carts and load heavy items into their vehicles, and the loading dock areas behind the building take constant truck traffic. Our scope here was signage installation and targeted asphalt repairs in the high-wear zones. We sequenced the work to keep the entrances and the main lot lanes open throughout, even during weekend peaks.

How Do You Know When Your Daytona Beach Asphalt Needs Attention?
Coastal asphalt often shows wear differently than inland pavement. In beachside parking lots and driveways, salt air, moisture, heat, and UV can contribute to faster surface oxidation than comparable mainland properties experience. The earliest visible sign is color loss: the surface fades from black to a lighter gray as the asphalt binder ages.
As oxidation progresses, pavement becomes more brittle and starts developing surface cracks. Once water enters those openings and the underlying base weakens, the cracks turn into raveling, then potholes, then full structural distress that needs more than a sealcoat to fix.
For commercial properties along International Speedway Boulevard, Nova Road, and the Cornerstone area, the most common warning signs we get called about are faded striping, surface raveling near parking stalls and entry lanes, isolated potholes near loading zones, and wear in the high-traffic drive lanes.
