What does a properly sealed lot look like?

Smooth, even, and a consistent deep black across the entire surface. A good coat goes on uniform, with no thin spots and no streaks where the old gray asphalt shows through. It will not fill or hide cracks, so do not expect a flawless slab, but the surface itself should look dramatically better than the faded, oxidized gray it replaced. There is a reason we spray in a square pattern with a fifty percent overlap on every single pass. That overlap is what keeps the color and the film thickness even and eliminates the thin spots that turn into early wear. If your lot came out blotchy, patchy, or streaky right after it was finished, that consistency is exactly what got skipped. A quality sealcoating job should look like one continuous surface, not a patchwork of light and dark. When you stand at the edge and look across it, the color should read the same in the far corner as it does at your feet.

What are the warning signs a sealcoat job is about to fail?

Chunking, peeling, or flaking within the first several months. If the coat is lifting off the asphalt in pieces, the surface underneath was not clean when it was sealed, or there was something on it the crew could not see, often a silicone based contaminant, that kept the sealer from bonding at all. A cut or thinned material fails the same way for a different reason, because the coat is simply too lean to stand up to traffic and Florida sun. A coat that was stretched to save on material can look fine the first week and then wear through in a matter of months. The key is catching it early. Caught soon, a failing area might only need attention in that spot. Left alone, water works its way under the failing coat and starts damaging the asphalt itself, which turns a coating problem into a much more expensive repair problem. Should the whole job have been done in one day?

On a live commercial lot, usually not, and a whole lot blasted out in a single afternoon can actually be a red flag. A busy property rarely has the full day it takes for sealer to apply and cure with no traffic on it, so a careful contractor phases the work, section by section, and lets each phase cure before cars come back. A crew that seals the entire lot at once and immediately opens it to traffic did not give the coat the time it needs to set. We plan cure time into every phase, and we only bring the striper through to repaint a section after it has cured, because driving on green sealer is one of the fastest ways to wreck an otherwise good job.
