Sealcoating & Paving for DeLand's Historic and Commercial Mix

Florida Sealcoating has served DeLand and Volusia County since 2000. DeLand has a different feel than the rest of the county. Historic downtown along New York Avenue and Woodland Boulevard runs daily foot traffic from local business, Stetson University students, and the steady stream of visitors who come for the festivals and the antique shops. South of the historic core, the 17-92 corridor keeps growing with new retail, restaurants, healthcare offices, and mixed-use development. Recent jobs in DeLand include parking lot work at DeLand Plaza on East New York Avenue, asphalt repairs in the alleyways at the Victoria Park master-planned community off State Road 44, and a full patch, seal, and stripe scope at Alhambra Villas on North Hill Avenue.

DeLand is inland Volusia, so there is no salt air to worry about. The real factors that drive asphalt wear here are the age of the property (a lot of the downtown buildings have older parking areas with original base), the steady traffic on the 17-92 corridor, and the storm cycles that hit every summer and find every existing crack. Historic properties also need a different approach. Aggressive demolition is not always an option, and the work has to respect the look and the access patterns the property already has.

That's why we walk every property before quoting. A historic downtown lot does not get the same recommendation as a new 17-92 retail center, and an HOA alleyway in Victoria Park is a different scope than a full driveway resurface at Alhambra Villas. The plan should fit the property.

Recent DeLand Asphalt Projects

DeLand Plaza

DeLand Plaza at 328-348 East New York Avenue sits in the heart of the historic downtown commercial district. New York Avenue runs steady traffic from local shopping, the festivals downtown puts on every season, and Stetson University students cycling between campus and downtown. Multi-tenant downtown plazas like this one have to balance the look of the property with the working reality that every tenant needs access to the lot during business hours. We scheduled the work to fit the downtown traffic patterns.

Victoria Park HOA

Victoria Park is the master-planned community off State Road 44 in DeLand. Master-planned communities are a particular kind of asphalt scope because the responsibility splits between the HOA common areas, the individual residential driveways, and shared infrastructure like alleyways. Our recent work at Victoria Park was asphalt repairs in the alleyways. Alleyway repair is one of those jobs where the access is limited, the work has to sequence around resident parking, and the surface needs to hold up to garbage truck loading even though it sees relatively low daily traffic.

Alhambra Villas

Alhambra Villas at 217 North Hill Avenue is a smaller residential property where we did a full scope of patch, seal, and stripe. Older residential properties like this one often need all three at once: patching to address the visible damage, sealcoating to protect what is left of the surface, and fresh striping to give the property a finished look. Sequence matters: patch first, let it cure, then seal, then stripe. We do not skip steps just to save a day.

  • Historic downtown plazas and storefronts
  • 17-92 corridor retail and mixed-use

Residential Properties

DeLand has a deep mix of housing stock from historic homes near downtown to mid-century neighborhoods on the surrounding streets to newer subdivisions and master-planned communities like Victoria Park. We handle driveways and HOA common areas across all of it.

  • Driveway sealcoating and resurfacing
  • New driveway installation
  • HOA common area and alleyway work
  • Crack sealing and patching
  • Apron and walkway repairs
  • Decorative borders and curbing

Same products on a 500-square-foot driveway as on a 50,000-square-foot commercial parking lot. The material does not know the difference and neither should the quality.

Maintenance Guide

How Do You Know When Your DeLand Asphalt Needs Attention?

Asphalt wear in DeLand is driven by property age, traffic volume, and the summer storm cycle. The earliest visible sign is the same as anywhere else in Florida: the surface fades from black to a lighter gray as the asphalt binder ages and oxidizes under UV exposure.

As oxidation progresses, the pavement gets more brittle and starts developing surface cracks. Once water enters those openings and the underlying base weakens, the cracks turn into raveling, then potholes, then full structural distress that needs more than a sealcoat to fix. Older downtown lots with original base are especially vulnerable to this progression because the base material is decades old and was not engineered for current vehicle weights.

For DeLand commercial properties on New York Avenue, Woodland Boulevard, and the 17-92 corridor, the most common warning signs are faded striping, surface raveling near parking stall entrances, isolated potholes near loading zones, and wear in the drive lanes. For HOA communities like Victoria Park, the early signs are usually surface cracks in alleyways and driveway aprons. For older residential properties, the giveaway is color fading and hairline cracks spreading from the apron toward the garage.

Routine inspections and addressing issues early with crack sealing, sealcoating, or localized repairs can extend pavement life and avoid the resurfacing projects nobody wants to budget for.

Why Choose Us

Why DeLand Property Managers Call Us

From historic downtown plazas to master-planned HOAs to single-family driveways, here is what we hear back most often from DeLand clients.

We Know the DeLand Market

New York Avenue, Woodland Boulevard, 17-92, Orange Camp Road, State Road 44. We have worked DeLand long enough to know the corridors, the historic downtown access constraints, and the HOA communities. That means realistic scope decisions, not generic recommendations.

Sanford Office, 30 Minutes Away

Our Sanford office puts crews about 30 minutes from most DeLand properties via I-4 and SR 44. Same-week estimates, project starts that do not drag out for a month, and field supervisors who can actually be on site when needed.

We Phase the Work

Downtown plazas, HOA alleyways, healthcare lots, restaurants. They all need to keep operating while we work. We sequence and stage projects so customers, residents, and crews can keep using the property throughout.

DeLand Asphalt FAQs

How much does sealcoating cost in DeLand?
Depends on the size of the parking lot or driveway, the condition of the asphalt, and how much prep work it needs before we can lay sealant. We come out, look at the property, and give you a written estimate with line-item pricing before anything starts.
Do you work on HOA communities and alleyways?
Yes. Recent HOA work includes alleyway repairs at Victoria Park off State Road 44. Master-planned communities need crews that can work around resident parking and access patterns without blocking entire alleys or streets for days. We do that on a regular basis.
Do you handle historic downtown plazas?
Yes. DeLand Plaza at 328-348 East New York Avenue is a recent example. Historic downtown properties have access constraints, tenant scheduling, and a property aesthetic that matters more than at a generic strip center. We work around the downtown traffic and event patterns so the work fits the property.
Can you do patch, seal, and stripe in one project?
Yes. The recent project at Alhambra Villas on North Hill Avenue was a combined patch, seal, and stripe scope. The work has to sequence correctly though: patch first, let it cure, then seal, then stripe. We do not skip steps just to save a day.
Do you serve all of Volusia County?
Yes. From our Sanford office we cover DeLand, Deltona, DeBary, Daytona Beach, Ormond Beach, Port Orange, New Smyrna Beach, and the smaller Volusia communities. We also handle Flagler County including Palm Coast and Flagler Beach.
Are you licensed and insured in Florida?
Yes. Florida Sealcoating LLC holds Certified General Contractor licensing. We carry general liability, workers' comp, and commercial auto coverage. Happy to send the paperwork over before you sign anything.
How long does sealcoating take to dry?
Standard cure is 24 to 48 hours under normal conditions. In Florida summer humidity, we usually plan for the longer end of that window. We monitor weather and reschedule if needed to avoid laying sealant before an afternoon storm. The product needs dry time to bond properly.
